Leasing Housing Broke Through 500,000 Units.
  

 Daito Trust Construction is proud to announce that the management service for leasing units has conquered the 500,000-unit and continues to increase.

1. 10-years trend in the number of units under our management
    

 The managed residential and commercial units of our construction reported 502,215 (commercial properties: 39,593, residential properties 462,622) as of the end of July 2007. It is further estimated to reach 545,450 units by the end of March 2008 (commercial properties: 39,790, residential properties 505,660). This figure makes Daito to rank a No.1 company nationwide in lease housing sector according to a newspaper "Zenkoku Chintai Jutaku Shimbun".

 Our unique business model "Lease Management Trust System" offers comprehensive services including consulting, design & construction, tenant recruiting, building management and thirty-year whole building lease. We take over the entire function of lease property management on behalf of owners through this system. We will target more deployment of assets entrusted to us by landowners, while upgrading our products and services to satisfy the needs of tenants.

2. Our Administrative services
 We provide the following services to our valued clients based upon the 30-year tenure in lease management and consulting, including any complicated administrative paper works to maintain steady business.

 ●Tenant recruitment
 We assist tenants through our network of direct lease brokerage offices (324 offices), subsidiary Housecom (103 offices) and nationwide affiliated real estate agents (about 4,000). We deploy a broad diversity of dedicated channels including "e-Heya Net" TV commercial, website, free paper, a property listings magazine "Ju-SEE", news paper, magazine, advertising display and newspaper inserts.

 ●Rent Management
 We collect monthly rental fees, common service charges and parking fees on behalf of landowners in order for the owners to receive next month lease payment at the end of the month. Furthermore, we collect or pay community association fees on behalf of owners and send a rent income report to owners.

 ●Residential Contracting Arrangements
 One of our main services includes contract renewal, rent revision negotiation and lease-signers' change at the expiry of the existing contract. Our veteran staff provide skillful services in order to smooth closing procedures and manage any complaints and inquiries from residents.

 ●Building Maintenance
 We employ administrative staff for periodc building inspection in order to protect owner's valuable assets.

 ●Repairing and Restration
 Our room restoring when tenants move out is immidiate so that new residents are able to move in quickly. Also, we provide repairing schedule to maintain owners' buildings in a good condition.

 ●On-call Service
  We have established "Call Center" in order to take an action for facility problem such as water leak and clogging of toilet during nighttime and holidays. Year-end & New Year holdays, Golden Week and summer holidays are also available.

 ●Lease Business Documentation Support
 We prepare a revenue and expenditure balance sheet to be used for annual tax return and send it to each owner every late January.
